Condition Report
A condition report serves to legally protect the Seller, the Buyer and the Property Professional (Estate Agent) during a property sales transaction under both the Common Law and Consumers Protection Acts.
The seller is obliged to provide a Defects Disclosure Document. Should this disclosure not reveal all defects, the Purchases may recover damages he or she has suffered as result of unreported defects, including the cost of repair by a contractor of their choice.
The buyer is compelled to inspect the property, or have it inspected and ensure that all patent defects are listed in the OTP (Offer to Purchase) to protect against unplanned costly repairs.
Under the Property Practitioners Act, a real estate broker is required to obtain the defect disclosure documents described in Section 67.1 of the Act, which must be provided to any prospective buyer. If this process is neglected, the real estate professional may be held liable under the Consumer Protection Act for claims of defects not disclosed by the seller.

Snag List and Construction Inspection
During the construction phase of a property, RESSGRO Professional Property Inspection Services carries out quality control inspections to ensure that the construction work is carried out in accordance with the design and specifications of the construction contract.
During the construction phase, construction quality reports are regularly issued to the client to inform them of substandard construction or materials used.
At the time of completion of the construction project, a list of defects is prepared on behalf of the owner. Only when the contractor has corrected all the items on the list of defects can a certificate of practical completion be issued.
Rental Move In – Out Inspection
The Property Practitioners Act stipulates that during any rental transaction the Property Owner are compelled to supply a Defects Disclosure document to the new tenant. Should the tenant become aware of defects not listed on the Defects Disclosure document, he/she should bring it to the attention of the Landlord and ONLY sign the Defects Disclosure document when all newly detected defects are added and recorded on said document.
On expiration of the rental contract, an unbiased Defects Declaration report will be complied and issued by RESSGRO Professional Property Inspection Services, after inspecting the property. This report will aid in determining if there are any valid claims for damages against the lessee.
Maintenance Inspection
RESSGRO Professional Property Inspection Services performs a maintenance inspection to identify any maintenance issues that need to be addressed by the owner. We also provide the owner with a maintenance plan showing which items need urgent attention and which items can be included in a maintenance plan.
We can also provide the owner with a maintenance plan for the next five years, showing when what maintenance needs to be done and at what stage, with annual follow-up inspections to update the plan.
This allows the owner to budget for all the required maintenance.
Thermal Imaging Inspection
Infrared technology (thermal imaging) is an advanced, non-invasive technology that allows inspectors to show homeowners invisible defects that cannot be detected by traditional inspection methods. This technology can be used to reveal, among other things, electrical overheating, water and moisture problems, etc. that are not visible to the naked eye.
This technology can also be used to reduce energy consumption in a property where energy is lost through the escape of heated or cooled air due to poor insolation.
Pool Condition Inspection
An additional inspection of the pool may be carried out as it is not normally included in a standard condition inspection but is an important part of the property.
